BuildTrack is highly configurable software system that supports comprehensive management of building projects both during the construction phase and beyond it in the operational phase. In the construction phase, it specifically caters to work processes aimed at meeting the Sustainability Requirements/Certifications being pursued on the project. In the operational phase it serve multiple functions such as building performance monitoring (for energy, water, indoor air quality), Facility Management support (managing maintenance schedules, alerts), Lease Management and Building/Tenant Asset Management. Due to the high degree of configurability offered by the software it can sustain a project through varied needs pertaining to a typical building asset or for the interaction between the building environment and its occupants.

BuildTrack- Use in the Construction Phase of Projects

Sustainability is an important part of building projects. Increasingly on many counts it is becoming a necessity due to the introduction of ECBC, MOEF and other compliances. Any developer who has experience with obtaining the relevant sustainability certifications understands that proper organization and management of documentation, coupled with ongoing and timely resolution of issues is extremely critical for successful attainment of sustainability goals. The cross-functional nature of the teams and information needed to pursue certain actions make it critical to have a centralized process for managing the sustainable construction process. During the construction phase BuildTrack’s Sustainability Modules support developers with a single point of control that allows management of all processes that related to Sustainability. In the post-construction, operation and maintenance phase of the building it is important for the building owner/facility manager/tenants to have a shared framework in which a variety of building assets, information and tasks can be efficiently managed. BuildTrack provides the functionality needed to do that. BuildTrack has a framework that allows unprecedented flexibility to store visual, text and other multi-media information and supports linkage of graphical data to the text/documents. This generalized and configurable framework allows users to easily navigate through and manage a variety of critical building information such as:
  • Lease Management Information
  • Performance Reporting and Monitoring on Energy, Water or Air quality
  • Performance Reporting for Building integrated PV systems
  • Facility Maintenance Management
  • Physical Space and Asset Tracking
Each of these can be added as an independent module and can be configured to the specific needs of an organization. Typical Operation & Maintenance module choices within BuildTrack include Lease Management Module, Facility Management Module, Asset Management Module, Performance Monitoring Module and BIPV Management Module.

BuildTrack has been designed with features that improve productivity and performance, such as:

1. Information at a Glance: BuildTrack provides a framework of dashboards that provide a clear picture of all critical information. BuildTrack enables users to compare performance to prior months or budgets or benchmarks to enable early detection of poor performance area to allow corrections to happen much earlier

2. Document Control: Properties and other assets typically have several important documents that need to be accessible through the course of their lifecycle. BuildTrack serves as a repository for property and asset information and serves this feature by being context sensitive through visual hotspots on building specific plans (e.g. floor plans, elevations, wiring diagrams). This provides the advantage of easy access and retrieval of important information. BuildTrack also has built-in a systematic method for documenting, tracking and following up on critical dates and issues. Having a single source for data storage provides visibility into the important details needed to make building management efficient. Vital property documents are never lost or misplaced and audit trails typically identify who created or modified a document and when.

3. Cost Control & Performance Reporting: Managing costs on a property or asset is vital to ensure that the property performs against planned returns on investment. BuildTrack allows the storage, aggregation and reporting of a variety of costs, including but not limited to Lease contracts, Energy Bills etc.

4. Hierarchical Data Management: BuildTrack allows developers, owners, managers with multiple properties and dispersed location to create a consistent hierarchy for management and reporting

5. External Database links: BuildTrack has the ability to access and retain data from other external data sources (e.g. building energy performance data that is stored in other databases)

6. Reporting: BuildTrack’s flexible reporting system allows user with tremendous freedom to assemble reports on any stored information

7. Permissions: Ability to control access at any desired level of detail, allows various forms of BuildTrack to be accessible to individuals at various levels of the organization.
